Koper, het u die finansiŽle vermoŽ?

  • Keuring: Moet dit asseblief nie persoonlik opneem nie, maar ten einde die kaf van die koring te skei (verkopers waardeer dit) is ons verplig om vir almal wat ons kontak die volgende vrae te vra:
    a) Die naam, identiteitsnommer, selfoonnommer en vonkposadres van u, die persoon wat navraag doen.
    b) Die naam van die besluitnemer - die persoon wie se geld die plaas gaan koop.
    c) Watter persentasie van die koopsom moet u leen?
    d) Maak u gebruik van 'n belegger / beleggers?
    e) Koop u alleen of saam met vennote?

    Die redes:
  • Opregte navrae: Ons is heeltemal bereid om moeite vir u te doen as u geld eers later gaan beskikbaar raak of as u nog onseker is of u hoegenaamd 'n wildplaas wil koop - solank u die finansiŽle vermoŽ het om te koop, nou of in die toekoms, is dit reg met ons. U mag maar eerlik wees oor u begroting - ons hanteer dit vertroulik en ons kan nie pryse opblaas nie, dis op die internet!
  • NaÔewe navrae:
    1) Mense met te min geld maar met ambisie of 'n droom: 'n Wildplaas is nie 'n kommersiŽle eiendom nie maar 'n "nice to have". Daarom word die pryse van wildplase nie bereken deur sy
    opbrengspotensiaal (landbouwaarde) nie. 'n Wildplaas koop jy kontant of met 'n 40% deposito + 60% verband (daar is uitsonderings) maar die verband word gediens uit 'n ander bron as die wildplaas self. Jy koop die plaas en dan laat jy hom werk - dit betaal sy eie uitgawes + maak 'n wins maar nie genoeg om 'n verband te diens + jou lewenstandaard waaraan jy gewoond is te handhaaf nie. Met ander woorde jy koop nie 'n wildplaas op skuld en boer dit uit nie. Dus vra jy nie finansiŽle state of besettingsyfers, met die bedoeling om te bereken of jy die plaas kan bekostig, as jy 'n wildplaas koop nie. Die eskalasie (waardevermeerdering) van 'n wildplaas is gemiddeld 12% per jaar.
    2) Mense met te min geld maar ken iemand met geld en probeer dan daardie iemand oorreed om 'n wildplaas te koop (gewoonlik sodat hy, wat die navraag doen, dit kan bestuur): Wees net eerlik asseblief. Moenie vir my sÍ jy's 'n kontantkoper en dan vind ek later uit dis iemand anders se kontant nie! Wees openlik - dalk kan ek jou help om jou droom te verwesenlik.
    3) Goedkoop oorsese lenings en buitelandse skenkings vir werkskepping en ekonomiese ontwikkeling (wat gewoonlik 'n besigheidsplan verg) is, in die wildbedryf, 'n foefie.
  • Kwaadwillige navrae: Ongelukkig is daar mense wat niks geld het nie en nooit 'n wildplaas kan bekostig nie, en hulle weet dit, wat ons probeer misbruik vir 'n gratis besoek aan 'n wildplaas. As ons u uitvang publiseer ons u naam en identiteitsnommer op die internet vir die hele wÍreld om te sien (sien ons afdeling vir eiendomsagente).

Kommissie

  • 'n Agent word betaal vir sukses. Moenie vir my sÍ ek ek het min tyd gespandeer aan die transaksie nie - u weet nie wat agter die skerms gebeur nie. As u my per uur wil betaal sÍ dit vir my van die begin af. Moenie my penaliseer vir my effektiewiteit nie - dit maak my eintlik meer werd.
  • Die hoeveelheid kommissie is in ooreenstemming met die bedryfsriglyn en word betaal deur verkoper (alhoewel koper dit subsideer).
  • Ons verdien ons kommissie sodra ons 'n koper vind wat gewillig en instaat is om die eiendom te koop teen verkoper se minimum terme. Ondertekening van 'n koopkontrak is die volgende stap en indien verkoper skielik nie meer wil voortgaan met die verkoop nie word die kommissie onmiddelik opeisbaar en betaalbaar. Andersins is die kommissie is betaalbaar by registrasie van oordrag (in uitsonderlike gevalle kan die kommissie vroeŽr betaalbaar wees, byvoorbeeld wanneer die koper koop op afbetaling).   • Selection: Please do not take this personally but in order to distinguish (sellers appreciate this) we're forced to ask everyone who enquire for the following information:
    a) The name, identity number, cell phone number and e-mail address of
    you - the person making the enquiry
    b) The name of the
    decision maker - the person who's money is going to pay for the farm.
    c) What percentage of the purchase price do you have to loan?
    d) Are you making use of an investor / investors?
    e) Are you buying alone or with partners?

    The reasons:
  • Honest enquiries: We're gladly prepared to make an effort for you if your money shall only be available later or if you're still uncertain if you want to buy a game farm at all - as long as you have the financial ability to buy, now or in future, it's okay with us. You may be honest about your budget - we handle it confidentially and we can't inflate prices, it's on the internet!
  • NaÔf enquiries:
    1) People without enough money but with ambition or a dream: A game farm is
    not a commercial property but a "nice to have". Therefore the price of a game farm is not calculated by it's income potential (agricultural value). You purchase a game farm cash or with a 40% deposit + 60% loan (there are exceptions) but the repayments come from a source other than the game farm itself. You purchase the farm and then you make it work - it can cover it's own expenses and make a profit but not enough to service bond repayments + maintain your standard of living you're used to. In other words you can't buy a game farm on debt and farm it out. Therefore you don't ask for financial statements or occupation figures, with the intent to calculate if you can afford the farm, when buying a game farm. The escalation (growth in value) of a game farm is 12% per annum average.
    2) People without enough money but who know somebody with money and try to convince that person to purchase a game farm (usually with the intention to manage the farm for the owner): Please be honest. Don't tell me you're a cash buyer and then I find out later that it's somebody else's cash! Be honest and maybe I can help you to realise your dream.
    3) Cheap foreign loans and foreign donations for economic uplifting (that normally requires a business plan) is, in the game farming industry, a gimmick.
  • Malicious enquiries: Unfortunately there are people who can't and never will be able to afford a game farm, and they know it, who try to misuse us for a free visit to a game farm. If we catch you out we name and shame you with your name and identity number on the internet for the whole world to see (see our section for estate agents).

Commission

  • An agent gets paid for success. Don't tell me I didn't didn't spend much time on this transaction - you don't know what happens behind the scene. If you want to pay me per hour tell it to me from the start. Don't penalise me for effectiveness - it actually makes me worth more.
  • The amount of commission is in accordance with the industry guidelines and is payable by seller (although purchaser subsidises it).
  • Our commission is earned the moment we find a buyer who is willing and able to buy at seller's minimum terms. Signature of a contract is the next step and if seller suddenly refuses to proceed with the transaction the commission becomes due and payable immediately.
