Grootte: 7015 ha. Standhoudende water uit rivier en fonteine. Drinkwater damme en gronddomme. Plaas is naby die Kougadam en vorm deel van die Baviaanskloof natuurreservaat. Die plaas is hoog gele en is so te s 100% veilig en hier kom nie misdaad, stelery, ens voor nie. Plantegroei bestaan grotendeels uit spekboom, doringbome, ens maar daar is ook n groot gedeelte suurveld en fynbos. Daar is 2 groot woonhuise met skure en store, n groot werkswinkel, volledige slaghuis met koelkamer en toerusting, n Hoof Lodge wat bestaan uit n groot kombuis, binnebraai, binnekaggels, groot eetarea, groot sitkamer/tv area, gastetoilet, 2 badkamers, 3 slaapkamers, n loft kamer en stoorkamer asook akkommodasie wat uit siersteen/grasdak en hout chalets bestaan en slaapplek vir 50 60 mense bied, n konferensiefasiliteit met lugreling en kroeg, groot aparte ontvangs/kantoor, n groot swembad met buite stort en toiletgeriewe, n was- en linnekamer, n stoorkamer en buitekamer vir bv die kok of drywer van gaste.  Daar is ook verskeie werkershuise. n Pragtige rivier loop deur die plaas met swemgate, piekniekplekke, kampplekke en n waterval met 20 meter diep gat. Die plaas het van die beste 4x4 roetes. Daar is legio moontlikhede vir uitbreiding en opgradering, veral met die Baviaanskloof en Kougadam wat deesdae verskriklike toeristebelangstelling lok en die plaas op die pad daarheen gele is. Ons het ook n groot dek aangebou met n 70 meter val (drop) na die vallei en 180 grade uitsig van bo waar die wild in die laatmiddag kom wei.  Dit is 80% onderdak met n stukkie oop dek met braaigeriewe, maar dit is nog nie klaar nie. Die wild op die plaas behels: Volop koedoe, rooibok, njala  en 20 blouwildebeeste en 23 swartwildebeeste. Dan is daar ook volop bosbokke, rooiribbokke, grysbokke, vaalribbokke, vlakvarke, bosvarke, rooikatte, bergskilpaaie, ens. Net n interessante stukkie inligting: Die miskruier wat hier op die plaas voorkom is die enigste van sy soort in die wreld wat binne n radius van 100 km vanaf die plaas voorkom. Op die oomblik doen ons slegs trofeejag vir buitelanders.  Die plaas is ten volle wildomhein met n geldige omheiningsertifikaat. Volop vollewe  soos visarende, visvangers, loeries, hoephoep, byevangers en verskeie uile kom ook hier voor. Gewilde volkykers area. Die rede vir verkoop is dat ons graag wil afskaal na n baie kleiner plaas wat meer beheerbaar is en nie 100% van ons tyd en aandag benodig nie.  Philip is al 63 en ons wil graag ook nou bietjie gaan rondtoer.
Total Size of farm unit: 7015 ha
. Perennial water from rivers and fountains.  A beautiful, tranquil river runs through the main farm with swimming pools, picnic spots, camping sites and a waterfall a little higher up with a 20m deep pool. Dams for drinking water and various other clay dams for animals on the farm. Situated 135km from Airport (Port Elizabeth). There are NO land claims in the South Western part of the Gamtoos river (where the property is situated). The farm gets electricity directly from Eskom. A private tower was also erected on the farm and supply the farm with a good internet connection and free wi-fi. The farm is situated near the Kouga dam which is at the entrance to the Baviaanskloof (a famous and very popular tourist attraction) and the farm forms part of the Mega Baviaanskloof Nature conservation area (world heritage site). The main dwelling/lodge is situated quite high up in the kloof. There are no thoroughfares (roads) through any part or close to the property. The Flora mainly consists of Spekboom (a world renown demand as green footprint), Acasia Trees, Wild fig and various others. A fair portion of the farmland consists of grass veld and beautiful indigenous Cape fynbos. Game such as kudu, blouwildebeest, blackwildebeest, impala, nyala, bushbuck, mountain reedbuck, vaal rheebuck, Cape grysbuck and klipspringer, warthog, bushpig, and various other species are also part of the beauty of the farm. A great variety of bird species such as the fish eagle, loerie, various owl species to name but a few, is also found on the farm. A full network of farm roads cover the whole area for access of our hunting activities. The farm is game fenced and the owner has a valid Certificate of Adequate Enclosure. Improvements on the farm include dwellings, sheds, stores and store rooms, workshop, complete butchery with equipment, slaughter facilities and cold room, main lodge, conference facilities with bar area, swimming pool, linen room, laundry room, amongst others.

'n Wildplaas koop jy kontant of met 'n 40% deposito + 60% verband (daar is uitsonderings) maar die verband word gediens uit 'n ander bron as die wildplaas self. Jy koop die plaas en dan laat jy hom werk - dit betaal sy eie uitgawes + maak 'n wins maar nie genoeg om 'n verband te diens + jou lewenstandaard waaraan jy gewoond is te handhaaf nie. Dus vra jy nie finansile state of besettingsyfers, met die bedoeling om te bereken of jy die plaas kan bekostig, as jy 'n wildplaas koop nie. Die eskalasie (waardevermeerdering) van 'n wildplaas is gemiddeld 12% per jaar.
    2) Mense met te min geld maar ken iemand met geld en probeer dan daardie iemand oorreed om 'n wildplaas te koop (gewoonlik sodat hy, wat die navraag doen, dit kan bestuur): Wees net eerlik asseblief. Moenie vir my s jy's 'n kontantkoper en dan vind ek later uit dis iemand anders se kontant nie! Wees openlik - dalk kan ek jou help om jou droom te verwesenlik.
    3) Goedkoop oorsese lenings en buitelandse skenkings vir werkskepping en ekonomiese ontwikkeling (wat gewoonlik 'n besigheidsplan verg) is, in die wildbedryf, 'n foefie.
  • Kwaadwillige navrae: Ongelukkig is daar mense wat niks geld het nie en nooit 'n wildplaas kan bekostig nie, en hulle weet dit, wat ons probeer misbruik vir 'n gratis besoek aan 'n wildplaas.     The reasons:
  • Honest enquiries: We're gladly prepared to make an effort for you if your money shall only be available later or if you're still uncertain if you want to buy a game farm at all - as long as you have the financial ability to buy, now or in future, it's okay with us. You may be honest about your budget - we handle it confidentially and we can't inflate prices, it's on the internet!
  • Naf enquiries:
    1) People without enough money but with ambition or a dream: A game farm is
    not a commercial property but a "nice to have". Therefore the price of a game farm is not calculated by it's income potential (agricultural value). You purchase a game farm cash or with a 40% deposit + 60% loan (there are exceptions) but the repayments come from a source other than the game farm itself. You purchase the farm and then you make it work - it can cover it's own expenses and make a profit but not enough to service bond repayments + maintain your standard of living you're used to. In other words you can't buy a game farm on debt and farm it out. Therefore you don't ask for financial statements or occupation figures, with the intent to calculate if you can afford the farm, when buying a game farm. The escalation (growth in value) of a game farm is 12% per annum average.
    2) People without enough money but who know somebody with money and try to convince that person to purchase a game farm (usually with the intention to manage the farm for the owner): Please be honest. Don't tell me you're a cash buyer and then I find out later that it's somebody else's cash! Be honest and maybe I can help you to realise your dream.
    3) Cheap foreign loans and foreign donations for economic uplifting (that normally requires a business plan) is, in the game farming industry, a gimmick.
  • Malicious enquiries: Unfortunately there are people who can't and never will be able to afford a game farm, and they know it, who try to misuse us for a free visit to a game farm. If we catch you out we name and shame you with your name and identity number on the internet for the whole world to see (see our section for estate agents).

Commission

  • An agent gets paid for success. Don't tell me I didn't didn't spend much time on this transaction - you don't know what happens behind the scene. If you want to pay me per hour tell it to me from the start. Don't penalise me for effectiveness - it actually makes me worth more.
  • The amount of commission is in accordance with the industry guidelines and is payable by seller (although purchaser subsidises it).
