General information: The farm is registered in an actively trading business, a Private Company, and is registered for VAT. The Koster River forms the Northern boundary and the seasonal Seylons River runs through the North Western portion, often flowing in times of fair summer rainfall. The topography is mostly flat to gently inclined with no koppies or hills and has the Magaliesberg Mountains in view. There is a well-established road infrastructure on the farm and 2 separate entrances to the farm, from the Vlaklaagte road in the East and from the Waterval road in the West. The entire perimeter of the farm is fenced with 2.4m high game fencing in good condition. The farm has three phase Eskom power with distribution from 2 separate transformers suitably placed for efficient utilization. There are no informal settlements in the area, no graves on the farm or pending land claims. The bushveld is typical of the region with grasses ranging from mainly sweet veld and some mixed veld. The farm is perfectly set up for game or livestockfarming and breeding, ideal for cattle, sheep, goats or game. The numerous camps provide an excellent opportunity for rotational grazing. Most camps are predator proof which is an added advantage. This gem of 96,73 hectare (single title deed), presents many diverse farming opportunities: eco-lifestyle living, sheep or cattle farming (both have been done successfully), game farming and breeding (currently a going concern), hunting/bow hunting, other livestock farming (pigs, goats,chickens, etc), hydroponics and tunnels, fodder production (currently a going concern).
The main house: A thatched roof, face brick, 3 bedroom house (320m²) with open plan living, lounge and TV area, kitchen and enclosed patio. The house is fully tiled with a rose/terracotta slate/stone and the inside walls are dark face brick. The main bedroom has a double separate shower and double basin facilities and large oval bath and toilet.The room is large with more than ample cupboards. Additional 2 bedrooms above and living area below with kitchen and dining areas. There is a second bathroom with a shower, toilet and basin and storage cupboards. It has its own alarm system and inside sensors, including door contact sensors.
Security: These properties are secured with electric fencing, automated gates and Robogaurd Security Systems with 360 degrees coverage by beams fitted to a remote controlled, portable/hand held warning system and alarm. Both residences are fitted with optical sensors (eyes) inside the houses and keypad alarm systems. There is high mast floodlighting around the houses and store area. The farm is an inside farm and no crime events have occurred in the past 6 years whilst under current ownership. Burglar bars and security gates on all windows and doors.
Outbuildings and stores: There is a 540m² galvanized enclosed store with additional under roof fodder storage. There is a slaughter facility and a cold room of 6.3m². This store area can easily be converted to hydroponic production or a rabbit breeding project. Additional secure tool store of 12m². A 2000 litre diesel tank on stand with pump and meter. Workers accommodation consists of 9 rooms in total, including a thatched cottage, a boma and braai area, solar power lighting and solar geyser system.
Livestock camps: There are 6 game breeding/livestock camps in total. All camps are perfectly predator proof with 2.4m high fencing, pig wire and electrification. Access to camps are through several 6 metre wide gates which have solar system infrastructure or Eskom power. All camps have water reticulation and drinking cribs supplied by gravity feed from a central Jojo tank and a fibreglass dam. Three of the camps have beautiful natural earth dams which attract stunning birdlife, especially in summer months. Careful bush clearing has been done in the camps to ensure a good balance of tree cover and optimised grazing, also allowing the game/livestock to be well managed and easily monitored. There are game/livestock loading ramps in each camp. A 4.5 ha (predator proof) camp around the residential area is ideal for keeping game/livestock around the houses for an ideal eco-environment. This camp has sweet veld and is under irrigation fed from mother lines and hydrants. From the entertainment area or from your bedroom window you can view the animals in the camp. This camp also has a sheep feedlot infrastructure established under the direct supervision of farm staff with their living quarters which oversee the feedlot. There are an additional 4 game/livestock(predator proof) camps of an average of 15,2 ha each with herds of Impala, Black Impala, Saddleback Impala and Kudu. An additional game/livestock camp (game fenced) of 18 ha of open bushveld where small game and even Impala are often spotted. This camp is ideal for livestock or hunting. There is also a 1 ha Nanny Camp where game/livestock is managed between camps or to monitor new entrants or sick animals.
Sheep or lamb feedlot/other infrastructure supporting sheep farming: A sheep/lamp feedlot which can accommodate 2000 lambs at any time in 16 separate fenced camps,each sized 20m X 10m, is ready for use. The outer perimeter of the camp is enclosed with electric/predator proof game fencing. The feedlot is 50% shaded under 80% grading shade cloth. The feedlot has full sorting facilities, concrete scale base, double crush area, several holding and sorting camps and a water reticulation system. The layout of the feedlot is designed such as to enable a drive – through feeding system which reduces feeding time and labour costs. Each of the 16 feedlot camps are equipped with drinking troughs fed from a gravity fed water tank system and feeding troughs in each camp. The feedlot is brightly illuminated at night by floodlights from 2 high masts. Two roads which are fenced on either side, provide delivery and collection channels to the 16 camps. The main camp within which the feedlot is situated, with irrigated grazing, provides an excellent area for acclimatization of sheep or lambs prior to placing them in the feedlot camps. The feedlot was successfully in production and hosted 2000 lambs at one time. There are also 3 small fenced sheep camps in close proximity to the feedlot and main store, of which two are under roof. A 6 metre long portable loading ramp is included. Sheep farming can also be ideally practiced in the other camps on the farm as described.
Cultivated fields: There is 5.5 ha of lucerne under irrigation, in full production, and is ample to supply feed for the game/livestock on the farm with the balance of production being a good source of additional income. The soils in this camp is very fertile and of high clay content requiring comparatively low fertilization costs. There is also a 6ha field under irrigation from a mother line and hydrant system with sprinklers, where Oats and Teff (or grass) are produced during winter and summer months for animal fodder, the balance of production also provides an additional income. Both the fields are adjacent to the Koster and Seylons Rivers and boast rich, fertile soil yielding excellent production volume and quality of crops.
Irrigation/water infrastructure: The farm is equipped with irrigation systems which include 7 boreholes of which 4 are fully equipped and operational supplying sufficient water to the 2 cultivated fields, the game/livestock camps as well as for residential and garden use. Three 5000 litre Jojo tanks positioned at strategic areas on the farm, supply water by gravity feed to game/livestock camps, the sheep feedlot and both residential areas and workers accommodation. There is also a total of 3 dams on the farm, 2 dams are adjacent to the crop fields (100 000 litre Staalboer and 110 000 litre fibreglass) to allow surge capacity and the third dam (45 000litre fibreglass) is in the game/livestock camp. There is a full coveragesprinkler system in the garden as well as in the game/livestock camp around the house, fed from a multiple hydrant – mother line supply. There is a dragline sprinkler irrigation system in the Oats/Teff field with a mother line and hydrant supply system. This mother line and multi hydrant system is situated on the perimeter of the 17 ha livestock/game camp so this camp can be used for irrigated pastures. A double line, quick coupler pipe and sprinkler irrigation system is in use in the Lucerne field with supply from a mother line and multi hydrant system. A wide range of ring feed and surge capacity redundancy has been deliberately designed into the water reticulation system (piping, dams, valves and tanks) to allow a great deal of flexibility and redundancy in irrigation options.
