Krag: Die kragrekening is so R4 500 p.m en word tans net gebruik vir die elektriese draadjie om die olifante uit die kamp uit te hou. Hy is net aan wanneer die rivier droog is, want dis al wanneer die olifante oor kom.
Grondbelasting: R534 p.m.
Water: Buiten die Limpoporivier is daar 'n boorgat op die wal by die kamp (herberg) en daar's 'n boorgat in die wildkamp. Die boorgate is ontoegerus. Die buurman verskaf tans gratis water want dis so weglaatbaar min, gebaseer op vriendskap - geen verpligting. Die buurman verskaf ook water vir 'n wildsuipingtjie in die wildkamp, wat onder die wildheining deur aan albei kante water voorsien.
BTW: Verkoper is nie geregistreer vir BTW nie.
Dis 'n oordrag, so hereregte is betaalbaar.

Caveat: Die plaaswerker en sy vrou het 'n lewenslange bewoningsreg, toegestaan deur die huidige eienaar, op grond van langdurige goeie en lojale diens. Dit sê darem iets positief van hierdie werkers. Daar is vir hom 20 ha uitgemerk, wat nog uitgespan moet word, waar sy huis is en waar hy 5 grootvee en 20 kleinvee mag aanhou. Hy het tans 15 beeste en 20 bokke en dis oor die hele plaas. NB: Dis 'n persoonlike reg, nie 'n saaklike reg nie - dit is dus nie verkoopbaar, vererfbaar of enigsins oordraagbaar nie.
Hulle salarisse: Man R4 750-00; Vrou R800-00.
Ouderdom: man 58, vrou 43. Jy hoef hulle nie in diens te neem nie.
Caveat: Almal vra vir my: "Is daar 'n Zimbabwe probleem?". Ek sou sê ja, daar is maar lastigheid van Zimbabwe se kant af. "Petty crime". Hulle sal steel wat hulle kan kry. Ook net as hulle deur die rivier kan kom - daar's krokodille. Daar's nie 'n deurstroming van onwettige immigrante en van sigaretsmokkelaars nie - die ligging is nie in daardie roetes nie.

Hoe ver is die grond vanaf die naaste nedersetting beide kante van die rivier? Musina - 40 km.
Hoeveel km rivierfront het hy? 2 km.
Wat is die beste kontant prys wat die eienaar sal vat? Hy begin al praat van 'n veiling. Ek weet nie - maak maar 'n aanbod.
In watse toestant is die grensdraad, en is dit 100% omhein met 2,4m wildheining? Dit wat ek gesien het is heel goed. Ja, 2,4m.
Wat is die rede vir die verkoop? Die oom is oud, hy woon in die Kaap en die kinders stel nie belang nie.
Is daar jagkonsessies naby en in die omgewing waar ek met buutelandse kliente kan jag, sou ek die grond koop en daar hervestig? Baie.
Naaste teerpad? Die Musina / Pontdrift teerpad is seker so 10 km weg.
Soos ek verstaan bly die werker permanent op die plaas, wat is sy salaris per maand? R4 500 p.m.
Buiten die 20 ha en sy vee, wat is die ander byvoordele wat hy kry? Bv elektrisiteit ens? Ja, daar is elektrisiteit by sy huis. En natuurlik water.
Ek sien hy mag slegs 5 beeste en 20 bokke aanhou, tans is daar 20 bokke en 15 beeste... sou ek die plaas koop en enige vee verbied, gaan daai werker nog steeds goedgesind wees en verstaan dat ons ernstige besigheid bedryf met jag en Tourism? Hy sal ja.
Wat is die gemiddelde reënval per jaar? 420 mm p.a.

Water: Behalwe die Limpoporivier, het die plaas twee boorgate, voldoende vir huisgebruik en vir suiping vir wild en vee. Die boorgate is nie sterk genoeg om uit te besproei nie en daar's geen besproeiingsreg nie. Die boorgate is tans ontoegerus. 'n Buurman verskaf tans water op grond van goeie buurmanskap. Die boorgate is nooit getoets nie en die verkoper dra nie kennis van die sterkte van die boorgate nie. Normaalweg is sulke gate so ± 2 500 l/h sterk. Daar is geen dokumentasie in hierdie verband nie. Net so bietjie agtergrond: In die outyd het boere plase beset sonder boorgate. Daar was staatsboormasjiene wat rondbeweeg het en gate geboor het (1940's - 1970's). Daar's nie rekord gehou van boorgat-sterktes nie. Die enkele boorgate wat dalk wel getoets is, se rekords het verlore gegaan oor tyd. Meeste plaaseienaars kan net vir jou sê hy hoe lank hy al die boorgat gebruik en dat dit "nog nooit opgedroog het nie". Die werklike toetsbare sterktes het nog nooit vir hulle saakgemaak nie.


Power: The power bill is about R4 500 p.m. and is currently only used for the single electric wire to keep the elephants out of the camp. It's only on when the river is dry, because that's when the elephants come across.
Land tax: R534 p.m.
Water: Apart from the Limpopo River, there is a borehole on the bank at the camp (lodge) and there is a borehole in the game camp. The boreholes are unequipped. The neighbour currently supplies free water because it is so negligible, based on friendship - no obligation. The neighbour also supplies water for a game watering hole in the game camp, which supplies water under the game fence on both sides.
VAT: Seller is not registered for VAT.

Caveat: Everyone asks me: "Is there a Zimbabwe problem?" I would say yes, there is annoyance from the the Zimbabwean side. "Petty crime". They will steal what they can get. Also only if they can get through the river - there are crocodiles. There is no flow of illegal immigrants and cigarette smugglers - the location is not on those routes.

How far is the land from the nearest settlement on both sides of the river? Musina - 40 km.
How many km of river frontage does he have? 2 km.
What is the best cash price the owner will take? He is already talking about an auction. I don't know - just make an offer.
What condition is the boundary wire in, and is it 100% fenced with 2.4m game fence? What I have seen is very good. Yes, 2.4m.
What is the reason for the sale? The uncle is old, he lives in the Cape and the children are not interested.
Are there hunting concessions nearby and in the area where I can hunt with foreign clients, should I buy the land and relocate there? Many.
Nearest tarmac road? The Musina / Pontdrift tarmac road is probably about 10 km away.
As I understand it, the worker lives permanently on the farm, what is his salary per month? R4 500 p.m.
Apart from the 20 ha and his livestock, what are the other fringe benefits he gets? Eg electricity etc? Yes, there is electricity at his house. And of course water.
I see he is only allowed to keep 5 cattle and 20 goats, currently there are 20 goats and 15 cattle... if I were to buy the farm and forbid any livestock, would that worker still be kind and understand that we are in serious business with hunting and Tourism? He would.
What is the average rainfall per year? 420 mm p.a.

Water: In addition to the Limpopo River, the farm has two boreholes, sufficient for domestic use and for watering game and livestock. The boreholes are not strong enough to irrigate and there is no irrigation right. The boreholes are currently unequipped. A neighbour currently supplies water on the basis of good neighbourliness. The boreholes have never been tested and the seller is not aware of the strength of the boreholes. Normally such boreholes are about ± 2 500 l/h strong. There is no documentation in this regard. Just a little background: In the old days, farmers occupied farms without boreholes. There were government drilling machines that moved around and drilled holes (1940s - 1970s). No records were kept of borehole strengths. The few boreholes that may have been tested have had their records lost over time. Most farm owners can only tell you how long they have been using the borehole and that it "has never dried up". The actual testable strengths have never mattered to them.

Koper, het u die finansiële vermoë?

As jy bietjie moet raap-en-skraap, of jou geld kom later los, of so iets - ek help graag, maar ek MOET jou vermoë om die eiendom te bekostig ondersoek. Gee dit asseblief sommer vir my reg van die begin af, die 1e keer wat jy my kontak. Die rede:

TYDMORSERS is mense wat plase wil “koop” maar gladnie oor die finansiële vermoë beskik nie.
Tydmorsers se motiewe wissel van
a) Naïef – hulle dink hulle kan die plaas op skuld koop en uitboer;
b) Kansvatters, skelms en diewe – dis mense wat vir hulself ‘n voordeel probeer bewerkstellig,  van
    so min as ‘n gratis besoek aan ‘n wildplaas,
    tot okkupasie totdat hy uitgesmyt word weens wanbetaling,
    tot die skurke wat okkupasie neem en die eiendom stroop van bates en dan verdwyn (“asset stripping”);
c) Psigopatiese Narcissiste wat dit doen om as ‘n belangrike persoon behandel te word en sodoende ‘n ego-streling (“ego boost”) kry;
d) By uitsondering selfs die Groenetjies wat die eienaar van 'n wildplaas probeer benadeel vir hulle eie bizarre redes.

Kommissie
'n Agent word betaal vir sukses. Moenie vir my sê ek ek het min tyd gespandeer aan die transaksie nie - u weet nie wat agter die skerms gebeur nie. As u my per uur wil betaal sê dit vir my van die begin af. Moenie my penaliseer vir my effektiewiteit nie - dit maak my eintlik meer werd.
Die hoeveelheid kommissie is in ooreenstemming met die bedryfsriglyn en word betaal deur verkoper (alhoewel koper dit subsideer).
Ons verdien ons kommissie sodra ons 'n koper vind wat gewillig en instaat is om die eiendom te koop teen verkoper se minimum terme. Ondertekening van 'n koopkontrak is die volgende stap en indien verkoper skielik nie meer wil voortgaan met die verkoop nie word die kommissie onmiddelik opeisbaar en betaalbaar. Andersins is die kommissie is betaalbaar by registrasie van oordrag (in uitsonderlike gevalle kan die kommissie vroeër betaalbaar wees, byvoorbeeld wanneer die koper koop op afbetaling). TIME WASTERS are people who want to "buy" farms but do not have the financial capacity at all.
Time wasters' motives range from:
a) Naive - they think they can buy the farm on debt and farm it out;

    to occupation until he is thrown out for non-payment,

Commission
An agent gets paid for success. Don't tell me I didn't didn't spend much time on this transaction - you don't know what happens behind the scene. If you want to pay me per hour tell it to me from the start. Don't penalise me for effectiveness - it actually makes me worth more.
The amount of commission is in accordance with the industry guidelines and is payable by seller (although purchaser subsidises it).
Our commission is earned the moment we find a buyer who is willing and able to buy at seller's minimum terms. Signature of a contract is the next step and if seller suddenly refuses to proceed with the transaction the commission becomes due and payable immediately. Otherwise the commission is payable at registration of transfer (in exceptional circumstances it can be payable earlier, for example when it is a downpayment scheme).
