Description by owner: Probably the most scenic game farm in the Swartwater-Maasstroom-Tom Burke area of the Limpopo bushveld. The farm comprises both mountainous and flat terrain and is an ideal destination for international hunters and tourists. The farm is well-developed with newly-built lodge, modern-style farm house, game boma with holding pens, large covered store, slaughter facilities, bow hunting hides with water holes, solar-powered water supply and an expansive road network. The entire farm is game-fenced and P3-exemption and WR permits are in place. 3-Phase Eskom electricity and sufficient water is available. The farm has 7 boreholes with solar power and 1 borehole with Eskom power. The capacity of the boreholes range from 2 500 to 13 500 litre/hour. There is a large earth dam, 3 concrete dams, 8 water troughs and several natural pans. The property is registered in a private company and can either be purchased by transferring the property (VAT applicable) or by acquiring the owner’s equity (VAT not applicable). There is no land claim registered against the farm and the closest informal settlement is more than 45 km away.

Hierdie plaas was al twee keer gemerk "Aanbod aanvaar", maar dan val dit deur die mat. Hier's die verduideliking:
1) In Desember 2024 was daar 'n koper, wat ek vir feit weet die fondse beskikbaar het, wat aangedui het hy koop die plaas net soos hy daar is met alle wild en alle losgoed. In Januarie, terwyl die prokureurs besig is met die kontrakte, toe kom die nuwe Onteieningswet deur. Daar kry die koper koue voete en hol weg.
2) In Maart 2025 toe draf daar 'n ander koper op. Hy het nie in al die losgoed belanggestel nie so die prys is so klein bietjie verlaag. Die partye het bladgeskud. Die koper het al van sy losgoed plaas toe getrek. Maar ... hy kry toe baie sterk advies om onder geen omstandighede 'n maatskappy oor te koop nie. Maar 'n oordrag is duurder en tydsamer. Onder andere is dit nie 'n uitgemaakte saak dat die transaksie op 'n BTW nulkoers kan plaasvind nie, en as die koper moet BTW betaal onttrek hy (al kan hy die BTW later terugeis). So hierdie transaksie is nog gladnie 100% seker nie. PS: Die feit dat die koper 'n "due dilience" kan doen maak blykbaar nie 'n verskil nie. Ook nie dat die verkoper, 'n multi-miljoenęr perfeksionis sonder enige skuld, die koper vrywaar van enige verborge skuld van die maatskappy nie. Die feit dat derduisende maatskappye jaarlik węreldwyd verkoop word, tel blykbaar ook niks nie. Nie die beste advies wat ek in my lewe gesien het nie. Die gevolg is - die plaas is nou "Onder belangstelling", maar nie meer "Onder aanbod" nie, en is terug in die opemark.
Hoe sal ons 'n koop struktureer? Die vinnigste, goedkoopste en maklikste is - koop eenvoudig die maatskappy. Jy kan die bates uit die maatskappy uit koop maar dis tydsamer en heelwat duurder. As jy die plaas wil hę maar jou fondse kom nie heeltemal by nie, dan sal die verkoper losgoed en/of wild verwyder om dit bekostigbaar te maak. En luister nou wat ek hier vir jou sę: Hierdie is die mooiste jagplaas in die Bosveld. Glo my maar, dis my besigheid hierdie, al vir 30 jaar.


This farm has been marked "Under offer" twice, but then it fell through the carpet. Here's the explanation:
1) In December 2024 there was a buyer, who I know for a fact has the funds available, who indicated that he would buy the farm just as it is with all the game and all the loose items. In January, while the lawyers were busy with the contracts, the new
Expropriation Act came through. The buyer got cold feet and ran away.
2) In March 2025, another buyer came along. He was not interested in all the loose goods, so the price was reduced ever so slightly. The parties shook hands. The buyer had already moved some of his loose goods to the farm. But ... he then received very strong advice not to buy a company under any circumstances. But a transfer is more
expensive and time-consuming. Among other things, it is not a foregone conclusion that the transaction can take place at a zero VAT rate (Value Added Tax), and if the buyer has to pay VAT, he withdraws (even though he can claim the VAT back later). So this transaction is not 100% certain yet. PS: The fact that the buyer can do "due diligence" apparently does not make a difference. Nor does the fact that the seller, a multi-millionaire perfectionist without any debt, indemnifies the buyer from any hidden debts of the company. The fact that thousands of companies are sold worldwide every year apparently does not count for anything either. Not the best advice I have ever seen in my life. The result is - the farm is now "Under Interest", but no longer "Under Offer", and is back on the open market.
How would we structure a purchase? The quickest, cheapest and easiest is - simply buy the company. You can buy the assets out of the company but that is more time consuming and much more expensive. If you want the farm but your funds are not quite there, then the seller will remove movables and/or game to make it affordable. And now listen to what I am telling you here: This is the most beautiful hunting farm in the Bushveld. Believe me, this has been my business for 30 years.

Koper, het u die finansiële vermoë?

As jy bietjie moet raap-en-skraap, of jou geld kom later los, of so iets - ek help graag, maar ek MOET jou vermoë om die eiendom te bekostig ondersoek. Gee dit asseblief sommer vir my reg van die begin af, die 1e keer wat jy my kontak. Die rede:

TYDMORSERS is mense wat plase wil “koop” maar gladnie oor die finansiële vermoë beskik nie.
Tydmorsers se motiewe wissel van
a) Naďef – hulle dink hulle kan die plaas op skuld koop en uitboer;
b) Kansvatters, skelms en diewe – dis mense wat vir hulself ‘n voordeel probeer bewerkstellig,  van
    so min as ‘n gratis besoek aan ‘n wildplaas,
    tot okkupasie totdat hy uitgesmyt word weens wanbetaling,
    tot die skurke wat okkupasie neem en die eiendom stroop van bates en dan verdwyn (“asset stripping”);
c) Psigopatiese Narcissiste wat dit doen om as ‘n belangrike persoon behandel te word en sodoende ‘n ego-streling (“ego boost”) kry;
d) By uitsondering selfs die Groenetjies wat die eienaar van 'n wildplaas probeer benadeel vir hulle eie bizarre redes.

Kommissie
'n Agent word betaal vir sukses. Moenie vir my sę ek ek het min tyd gespandeer aan die transaksie nie - u weet nie wat agter die skerms gebeur nie. As u my per uur wil betaal sę dit vir my van die begin af. Moenie my penaliseer vir my effektiewiteit nie - dit maak my eintlik meer werd.
Die hoeveelheid kommissie is in ooreenstemming met die bedryfsriglyn en word betaal deur verkoper (alhoewel koper dit subsideer).
Ons verdien ons kommissie sodra ons 'n koper vind wat gewillig en instaat is om die eiendom te koop teen verkoper se minimum terme. Ondertekening van 'n koopkontrak is die volgende stap en indien verkoper skielik nie meer wil voortgaan met die verkoop nie word die kommissie onmiddelik opeisbaar en betaalbaar. Andersins is die kommissie is betaalbaar by registrasie van oordrag (in uitsonderlike gevalle kan die kommissie vroeër betaalbaar wees, byvoorbeeld wanneer die koper koop op afbetaling). Buyer, do you have the financial ability?

If you need to scrape around a bit, or your money comes loose later, or something like that - I  assist you with pleasure, but I MUST investigate your ability to afford the property. Please give it to me right from the outset, the 1st time you contact me. The reason:

TIME WASTERS are people who want to "buy" farms but do not have the financial capacity at all.
Time wasters' motives range from:
a) Naive - they think they can buy the farm on debt and farm it out;
b) Opportunists, crooks and thieves - these are people who try to gain an advantage for themselves, of
    as little as a free visit to a game farm,
    to occupation until he is thrown out for non-payment,
    to the villains who take occupation and strip the property of assets and then disappear (“asset stripping”);
c) Psychopathic Narcissists who do this to be treated as an important person and thus get an ego boost;
d) Exceptionally even the Greens who try to harm the owner of a game farm for their own bizarre reasons.

Commission
An agent gets paid for success. Don't tell me I didn't didn't spend much time on this transaction - you don't know what happens behind the scene. If you want to pay me per hour tell it to me from the start. Don't penalise me for effectiveness - it actually makes me worth more.
The amount of commission is in accordance with the industry guidelines and is payable by seller (although purchaser subsidises it).
Our commission is earned the moment we find a buyer who is willing and able to buy at seller's minimum terms. Signature of a contract is the next step and if seller suddenly refuses to proceed with the transaction the commission becomes due and payable immediately. Otherwise the commission is payable at registration of transfer (in exceptional circumstances it can be payable earlier, for example when it is a downpayment scheme).
