The farm is located in the scenic Waterberg area in the Limpopo Province, South Africa. It forms part of the Waterberg Biosphere Reserve and has an annual rain fall of about 600 mm. Vaalwater is the local town. The farm has been owned by the family for 27 years and received the first relocated elephants from Kruger National Park. Host to three of the big 5 (elephant, buffalo, leopard) and other plains game which roam wild as well as enclosed in selected breeding camps. The entire farm is game fenced and electrified. It is a busy commercial game farm hosting international hunting & non-hunting guests, selected biltong (local) hunters, weddings & functions & local guests.


The payment is to be split between the land purchase and the game purchase to reduce transfer duties etc. The land is to be sold in its entirety to ensure the continuation of the elephant herd (22 elephants). The purchase includes all furniture and fittings other than a few specified cherished pieces. The property is made up of four title deeds which are owned by two different entities.


There are two beautiful lodges: Lodge 1: Sleeps 21. Accommodation consists of 4 wooden chalets varying in size, built on stilts. It boasts 6 en-suite bedrooms and should acquire a 4* rating. Each unit has its own kitchen, lounge, patio & braai. Stainless steel central kitchen. Lapa with fire place, and communal braai. There are many streams that flow through the farm as well as natural springs. We have about 7 km of river with 2 dams along it.  This is a permanent water source for a 1/4 of the property as well as watering our 1.7 ha lucerne field on a daily basis from it. In total 7 earth dams of which 4 hold water all year round, there are 4 solar boreholes & equipped watering holes. One is filled once a week by tractor. 4 main boreholes are fully equipped and on main electrical supply. 4 solar boreholes. Another 10 are dormant and not required.


A private repeater system is installed with 5 base stations and 10 hand held radios. The frequency is licenced. Telephone & internet are available by VOX system at Valamanzi and by VSAT at the owners house. MTN signal is available in most areas. 5 Eskom poles supply the lodges and houses with electricity.


The game count is an approximate and can be discussed with the buyer/ owner: Elephant 22, buffalo bulls 10, leopard (often sighted), impala 500, kudu 300, bluewildebeest 200, zebra 200, waterbuck 80, eland 50, giraffe 45, oryx 25, nyala 20, sable bulls 8, bushbuck, warthog, bushpig, klipspringer, mountain reedbuck, common reedbuck, civet, genet, honey badger and many more smaller mammals and birds.


Sable herd: 21 females & 8 bulls, breeding bull to be measured next month, approx. 46". Plus 2 new calves. New young breeding bull of 42 with lots of potential for the second project. 1 breeding Bull, first offsprings this year, 7 cows, 2012 -1 heifer born & 1 bull moved to bull camp, 2013 - 5 heifers born & 2 bulls moved to bull camp, 2014 - 3 heifers born & 4 bulls moving to bull camp, 2015 - 5 heifers born & 2 bulls too young to move, 2015 1 new young 42 breeding bull.


Buffalo herd: has broken out but should be returned to their 500 ha breeding camp this winter. 13 female animals. Including 2 cows over 30" & 2 cows under 30", The rest are young heifers which should be pregnant. Expecting 3-5 calves this year, breeding bull - 43, 25", 7 other bulls.


Optional additional vehicle purchase as well as work shop tools. There is a multitude of tools and vehicles for purchase as well: 2 Landini tractors 4 x 4, Fiat tractor 980 2 x 4., 2 tipper trailers, Mercedes 4 x 4 tipper truck - old but perfect for the farm & runs well, interchangeable with a game transport crate.     The reasons:
  • Honest enquiries: We're gladly prepared to make an effort for you if your money shall only be available later or if you're still uncertain if you want to buy a game farm at all - as long as you have the financial ability to buy, now or in future, it's okay with us. You may be honest about your budget - we handle it confidentially and we can't inflate prices, it's on the internet!
  • Naf enquiries:
    1) People without enough money but with ambition or a dream: A game farm is
    not a commercial property but a "nice to have". Therefore the price of a game farm is not calculated by it's income potential (agricultural value). You purchase a game farm cash or with a 40% deposit + 60% loan (there are exceptions) but the repayments come from a source other than the game farm itself. You purchase the farm and then you make it work - it can cover it's own expenses and make a profit but not enough to service bond repayments + maintain your standard of living you're used to. In other words you can't buy a game farm on debt and farm it out. Therefore you don't ask for financial statements or occupation figures, with the intent to calculate if you can afford the farm, when buying a game farm. The escalation (growth in value) of a game farm is 12% per annum average.
    2) People without enough money but who know somebody with money and try to convince that person to purchase a game farm (usually with the intention to manage the farm for the owner): Please be honest. Don't tell me you're a cash buyer and then I find out later that it's somebody else's cash! Be honest and maybe I can help you to realise your dream.
    3) Cheap foreign loans and foreign donations for economic uplifting (that normally requires a business plan) is, in the game farming industry, a gimmick.
  • Malicious enquiries: Unfortunately there are people who can't and never will be able to afford a game farm, and they know it, who try to misuse us for a free visit to a game farm. If we catch you out we name and shame you with your name and identity number on the internet for the whole world to see (see our section for estate agents).


  • An agent gets paid for success. Don't tell me I didn't didn't spend much time on this transaction - you don't know what happens behind the scene. If you want to pay me per hour tell it to me from the start. Don't penalise me for effectiveness - it actually makes me worth more.
  • The amount of commission is in accordance with the industry guidelines and is payable by seller (although purchaser subsidises it).
  • Our commission is earned the moment we find a buyer who is willing and able to buy at seller's minimum terms. Signature of a contract is the next step and if seller suddenly refuses to proceed with the transaction the commission becomes due and payable immediately.
