wys.

When you contact us the
first time, please supply us with answers to the following questions:
1) What percentage of the purchase price do you have to loan?
2) Are you making use of an investor / investors?
3) Are you buying alone or with partners?

We're
gladly prepared to make an effort for you if your money shall only be
available later or if you're still uncertain if you want to buy a game farm
at all - as long as you have the financial ability to buy it's okay with us.

If you want to know where
the farm is, please consider 1 of the alternative options below.
- Seller pays commission
but purchaser subsidises it. Save our time & save
commission - alternative options:
- 1) View the farm on
your own and, if you buy, pay only 4% commission i.o. the normal 7,5% (owner must agree that
you may view the farm on your own).
- 2) Purchase the owner
& farm's identification from us for a small fee & pay a reduced
commission.
- 3) Purchase the owner
& the farm's identification from us for a reasonable fee & don't pay any
commission.

Pay us a fee per day to show you farms.

your farm for a fee.

Grond-eienaar, wanneer
word kommissie opeisbaar & betaalbaar
- Sommige grond-eienaars
lys 'n eiendom by kommissie-agente en sodra hy 'n
aanbod ontvang (op sy prys) weier hy om te verkoop - hy onttrek of vis vir
'n hoër prys.
- Die regsposisie van
die Suid-Afrikaanse howe, of 'n eienaar so mag optree of nie, is onseker
maar dit kan uitdruklik ooreengekom word tussen die grond-eienaar /
verkoper en kommissie-agent wanneer die kommissie opeisbaar en betaalbaar
word.
- Net soos hierdie
kantoor onsself en ons verkopers beskerm teen geldlose kopers wat tyd mors,
so is ons verplig om onsself en ernstige kopers te beskerm teen sulke
kwaadwillige eienaars.
- Daarom is ons
kommissie betaalbaar sodra ons 'n koper vind wat gewillig en instaat is om
die eiendom te koop teen die minimum-prys wat die eienaar vir ons aangedui
het hy sal aanvaar. As die verkoper die een is wat kop uittrek skuld hy
ons die volle 7,5% kommissie, of 'n aanbod deur die koper al geteken is of
nie. Die vraag is of die koper gewillig en instaat is en dit kan op enige
manier bewys word.
- Behalwe wanneer die
eienaar 100% op ons kennis en ondervinding berus rakende 'n markwaarde van
sy eiendom, sal ons die eienaar
altyd druk vir sy "minimum prys" en dis die geldige prys totdat die
eienaar uit eie beweging sy prys opsit (op die laatste wanneer ons die
afspraak maak vir besigtiging deur 'n voornemende koper).
- Grond-eienaars /
verkopers: as hierdie term nie vir u aanvaarbaar is nie, moenie u eiendom
by ons lys vir verkoop nie.

Land owner, when does
commission due 7 payable

Some land owners list a property for sale with commission agents and when
he receives an offer (at his price) simply refuse to sell - he withdraws
or fish for a higher price.

The legal position in the South African courts, whether an owner may act
like this or not, is uncertain but it may be agreed expressively between
the seller & commission agent as to when the commission becomes due and
payable.
- The same way we
protect ourselfs & our sellers against penniless time wasting purchasers,
we have to protect ourselfs & serious buyers against such mala fide land
owners.
- Therefor our
commission is payable the moment we find a buyer who is willing and
able to buy at the seller's minimum price. If the seller is the one who
doesn't want to proceed he owes us our full 7,5% commission, whether an
offer by the purchaser has
already been signed or not. The question is
whether the purchaser is willing and able and it can be proofed in any
way.

Unless the seller relies 100% on us as the the market value of his
property, we'll always push the
seller for his "lowes price" and that is the mandatory price
until the
seller, out of his own, changes that (at the latest when we make an
appointment to view the property by a prospective purchaser).
