Game lodge: Built from natural rock under thatched roof in a H shape consisting of:
• 3 Spacious ground oor bedrooms with en-suit bathrooms. Two rooms are air-conditioned.
• 1 Small children's bedroom adjacent to one of the other bedrooms.
• One very spacious second oor bedroom with en-suit bathroom. This is the only room on the second oor. The entrance is from the outside of the lodge, with steps running up to a balcony. It has two balconies with a beautiful view.
• Office with en-suit bathroom.
• 1 Small bedroom on the mezzanine oor of the office.
• Semi open plan kitchen with a separate pantry and scullery.
• Dining room.
• Large living room.

Thatched lapa: The lapa is equipped with a bar counter, a huge 12 seat sleeper table, 4 ceiling fans and adjacent outside bathroom. The lapa is directly next to the swimming pool and braai area.
Braai area: The braai area is under large trees (Paperbark thorn and Weeping boer bean). It is semi enclosed with a natural rock wall and has an elevated re place.
Swimming pool: An oval shaped swimming pool (approximately 3m x 6m).
Chalets: The chalets is approximately 20 m from the game lodge and is also built from natural rock under thatched roof consisting of:
• Two bedrooms, each with en-suit bathroom.
• A spacious living room.
Hunters camp / Bush lodge: The hunters camp is about 150m from the game lodge. It consists of the following:
• Two bedrooms, each with en-suit bathroom.
• A spacious living area with a kitchen and dining area.
• A large lapa under a knob thorn tree, with a braai area and an elevated re place.
Workshop: The size of the workshop is 6m 12m.
Laundry: The size of the laundry is 3m 6m.
Butchery: The size of the butchery is 6m 6m. Inside the butchery there is a small cold room
of 1m 3m.
Slaughter facility: A skinning area of 3m 12m with a manual carcass hoist, adjacent cold room of 3m 3m and drying room for skins and trophies.
Farm shed: The 6m 12m shed is used to store fodder. It has the capacity to comfortably store 1000 bales of lucerne.
The staff quarters consist of 7 separate bedrooms and two bathrooms.
1. The lodge is located within a fenced area. The fenced area also contain the lapa, swimming pool, workshop, butchery and laundry.
2. The thatched roofs need urgent attention.
3. The staff quarters need upgrading.
The farm is enclosed with a game fence (21 horizontal strands). The condition of the fence is reasonably good, although some parts of the fence needs attention. There are no inside fences.
The farm has a good network of roads, which covers the entire farm.
There are two hides (mainly for bow hunters) each located 20m from a water trough.
One borehole is equipped with a 2KW submersible pump. A second new standby borehole is not equipped.
The water supply from the equipped borehole is more than ample for drinking water for the game, household use, vegetable garden and maintaining a small pool in the earth dam during the dry season. Water tanks: 4 x 5 000 litre tanks
There are three cement dams (reservoirs) all of approximate 6m diameter and a height of 1.8m.
One dam is near the equipped borehole and the other two are situated at strategic spots on the farm. All the dams are fed from the equipped borehole.
Earth dams and natural pans: During the rainy season the dam is fed by a small stream. During the dry season we maintain a smaller pool inside the dam, which is fed from a borehole. There are a number of natural pans which are mostly dry during the dry season.
On the farm there are 3 troughs of the cattle type and 3 troughs of the game type. The location of the troughs are either near a cement dam or a water tank, from which it is fed. Inside the breeding camp there is 1 trough of the game type.
Electricity is 3-phase supply from Eskom. There is a transformer in the 22KV Eskom supply line. All the accommodation have electricity.
The grass is typical bushveld sweet grass. The condition of the veldt is good - obviously dependable on the annual rain fall.
There is a large variety of trees, among others: Knob Thorn, Marula, Sickle Bush, Brandy Bush (Rosyntjiebos), Cork Wood, Red Bush Willow and Lead Wood.
There were no cattle on the farm for the past 20 years. How-ever, due to earlier cattle farming there are areas where bush encroachment occurs, due to previous overgrazing. There are no foreign plant species. Bush encroachment are mainly due to Sickle Bush and Brandy Bush (Rosyntjiebos).
The average rainfall is approximately 350mm per year.
The game is included in the sale op the farm. Most of the game occur on the open farm. There is a fenced breeding camp of approximately 30 Ha. The only game in the breeding camp are Sable antelope and nyalas. The following is a conservative estimate of the game numbers on the farm: Blue Wildebeest 70; Eland 5; Gemsbuck 40; Giraffe 20; Impala 200; Kudzu 50; Nyala 10 (three bulls and two ewes inside the breeding camp); Sable antelope 9 (one large bull, one small bull and 7 cows inside the breeding camp); Waterbuck 30; Zebra 14. Apart from the above mentioned game there are also Warthog, Steenbuck and Duiker (the last mentioned
in abundance). The game numbers are regularly checked by the farm manager.

a) Naïef – hulle dink hulle kan die plaas op skuld koop en uitboer;
b) Kansvatters, skelms en diewe – dis mense wat vir hulself ‘n voordeel probeer bewerkstellig, van
so min as ‘n gratis besoek aan ‘n wildplaas,
tot okkupasie totdat hy uitgesmyt word weens wanbetaling,
tot die skurke wat okkupasie neem en die eiendom stroop van bates en dan verdwyn (“asset stripping”);
c) Psigopatiese Narcissiste wat dit doen om as ‘n belangrike persoon behandel te word en sodoende ‘n ego-streling (“ego boost”) kry;
d) By uitsondering selfs die Groenetjies wat die eienaar van 'n wildplaas probeer benadeel vir hulle eie bizarre redes.

d) Exceptionally even the Greens who try to harm the owner of a game farm for their own bizarre reasons.

An agent gets paid for success. Don't tell me I didn't didn't spend much time on this transaction - you don't know what happens behind the scene. If you want to pay me per hour tell it to me from the start. Don't penalise me for effectiveness - it actually makes me worth more.
