DIE LANDGOED (RESERVAAT)

Algemene inligting: 1 336 ha met 4 km rivierfront. 235 ha teen die rivier is die bewoningsgedeelte en val buite die wildkamp. 38 standplase, slim uitgelê om buite sig te wees van mekaar en privaatheid te waarborg. Paaie is so uitgelê dat mense nie naby huise verbyry nie. Standplase is nie omhein nie. Standplase is nie 'n spesifieke grootte nie - dis nie erwe nie, dis 'n aandeleblokmaatskappy. Die groot voordeel van aandeleblok is - dit word wetlik gereguleer deur die Wet op Aandeleblokskemas 59 van 1980. Alles is op kontantbasis - wetlik word geen skuld toegelaat nie. In die bewoningsarea is 'n kommunale kuierarea met 'n lapa, swembad, kroeg en ander buitegeboue soos 'n slaghuis ens. Die wildkamp is 1 101 ha en is ongeskonde, net met paaie en suipings. Heffing: R3 200 p.m vir salarisse van personeel, algemene instandhouding van alle verbeterings, watervoorsiening en skoonmaakdiens. Geen troeteldiere word toegelaat nie. Raserige goed soos motorfietse, quadbikes en oorverdowende musiek word nie toegelaat nie. Eskom net tot by die ingang van die plaas en die kommunale area. Standplase het nie Eskom krag nie. Meeste eienaars rus hulle huise toe met sonkrag en gas. Die bestuur sit jaarliks 'n jagkwota uit (vir die plaas, nie per eienaar nie). Eienaars kan dan jagte bespreek teen normale markverwante tariewe. Die inkomste uit jag word aangewend om die heffing so laag moontlik te hou. Elke eienaar doen veldritte (game drives) op sy eie, maar tydens jag word die jagkamp gesluit. Elke standplaas net tien beddens en een veldvoertuig toegelaat. Geen kommersialisering word toegelaat nie. Selfoonsein net by die kommunale area. Wildgetalle: Rooibok 12; Koedoe 115; Waterbok 20; Blouwildebees 40; Zebra 16; Eland 18; Kameelperd 2; Njala 2; Vlakvark 10; Bosvark 8; Rooiribbok 20. Die Waterberg se trop wildehonde betree van tyd-tot-tyd die plaas.

THE ESTATE (RESERVE)

General information: 1 336 ha with 4 km of river frontage. 235 ha against the river is the residential section and falls outside the game camp. 38 stands, cleverly laid out to be out of sight of each other and guarantee privacy. Roads are laid out in such a way that people do not pass near houses. Stands are not fenced. Stands are not a specific size - it's not plots, it's a share block company. The big advantage of share block is - it is legally regulated by the Share Block Schemes Act 59 of 1980. Everything is on cash basis - legally no debt is allowed. In the living area is a communal recreation area with a lapa, swimming pool, bar and other outbuildings such as a butchery etc. The game camp is about 1 101 ha and is intact and pristine, only with roads and drinking spots. Levy: R3 200 p.m for salaries of staff, general maintenance of all improvements, water supply and cleaning service. No pets are allowed. Noisy things like motorbikes, quadbikes and loud music are not allowed. Eskom only to the entrance of the farm and the communal area. Stands do not have Eskom power. Most owners equip their homes with solar power and gas. The management sets a hunting quota annually (for the farm, not per owner). Owners can then book hunts at normal market related rates. The income from hunting is used to keep the levy as low as possible. Every owner goes on game drives as and when he pleases, but during hunting the game camp shall be locked. Each stand is only allowed ten beds and one off-road vehicle. No commercialization is allowed. Cell phone network only at the communal area. Game numbers: Impala 12; Kudu 115; Waterbuck 20; Bluewildebeest 40; Zebra 16; Eland 18; Giraffe 2; Nyala 2; Warthog 10; Bushpig 8; Rooiribbok 20. The Waterberg's pack of wild dogs enters the farm from time-to-time.

Koper, het u die finansiële vermoë?

As jy bietjie moet raap-en-skraap, of jou geld kom later los, of so iets - ek help graag, maar ek MOET jou vermoë om die eiendom te bekostig ondersoek. Gee dit asseblief sommer vir my reg van die begin af, die 1e keer wat jy my kontak. Die rede:

TYDMORSERS is mense wat plase wil “koop” maar gladnie oor die finansiële vermoë beskik nie.
Tydmorsers se motiewe wissel van
a) Naïef – hulle dink hulle kan die plaas op skuld koop en uitboer;
b) Kansvatters, skelms en diewe – dis mense wat vir hulself ‘n voordeel probeer bewerkstellig,  van
    so min as ‘n gratis besoek aan ‘n wildplaas,
    tot okkupasie totdat hy uitgesmyt word weens wanbetaling,
    tot die skurke wat okkupasie neem en die eiendom stroop van bates en dan verdwyn (“asset stripping”);
c) Psigopatiese Narcissiste wat dit doen om as ‘n belangrike persoon behandel te word en sodoende ‘n ego-streling (“ego boost”) kry;
d) By uitsondering selfs die Groenetjies wat die eienaar van 'n wildplaas probeer benadeel vir hulle eie bizarre redes.

Kommissie
'n Agent word betaal vir sukses. Moenie vir my sê ek ek het min tyd gespandeer aan die transaksie nie - u weet nie wat agter die skerms gebeur nie. As u my per uur wil betaal sê dit vir my van die begin af. Moenie my penaliseer vir my effektiewiteit nie - dit maak my eintlik meer werd.
Die hoeveelheid kommissie is in ooreenstemming met die bedryfsriglyn en word betaal deur verkoper (alhoewel koper dit subsideer).
Ons verdien ons kommissie sodra ons 'n koper vind wat gewillig en instaat is om die eiendom te koop teen verkoper se minimum terme. Ondertekening van 'n koopkontrak is die volgende stap en indien verkoper skielik nie meer wil voortgaan met die verkoop nie word die kommissie onmiddelik opeisbaar en betaalbaar. Andersins is die kommissie is betaalbaar by registrasie van oordrag (in uitsonderlike gevalle kan die kommissie vroeër betaalbaar wees, byvoorbeeld wanneer die koper koop op afbetaling). TIME WASTERS are people who want to "buy" farms but do not have the financial capacity at all.
Time wasters' motives range from:
a) Naive - they think they can buy the farm on debt and farm it out;
b) Opportunists, crooks and thieves - these are people who try to gain an advantage for themselves, of
    as little as a free visit to a game farm,
    to occupation until he is thrown out for non-payment,
    to the villains who take occupation and strip the property of assets and then disappear (“asset stripping”);
c) Psychopathic Narcissists who do this to be treated as an important person and thus get an ego boost;
d) Exceptionally even the Greens who try to harm the owner of a game farm for their own bizarre reasons.

Commission
An agent gets paid for success. Don't tell me I didn't didn't spend much time on this transaction - you don't know what happens behind the scene. If you want to pay me per hour tell it to me from the start. Don't penalise me for effectiveness - it actually makes me worth more.
The amount of commission is in accordance with the industry guidelines and is payable by seller (although purchaser subsidises it).
Our commission is earned the moment we find a buyer who is willing and able to buy at seller's minimum terms. Signature of a contract is the next step and if seller suddenly refuses to proceed with the transaction the commission becomes due and payable immediately. Otherwise the commission is payable at registration of transfer (in exceptional circumstances it can be payable earlier, for example when it is a downpayment scheme).
