GAME and HUNTING FARM

This private, remote and tranquil game farm is situated 300 km from Pretoria between Ellisras and Vaalwater on the Steenbokpan road and includes:

1) 967 hectares farm property, a portion of which comprises the edge of the Waterberg, with stunning views, exciting walking and driving trails, diverse vegetation and topography with a wide range of trees including maroela, tambotie, acacia, bush willow and baobab, including an exceptional specimen of the latter; 2) Comfortable family home with 4 bedrooms (sleeps 10 people), 2 bathrooms, open plan kitchen, dining and lounge area with DSTV dish, TV and decoder. A large thatched lapa with  tables and chairs, braai area and swimming pool; 3) Furniture, fittings and equipment include 10 beds, 8 headboards with 4 dressing tables, lounge furniture (2 couches,  2 chairs & sideboard), TV, DSTV dish and decoder, 2 fridges, microwave and a stove. Kitchen has fixed cupboards and basins. Cutlery, crockery and cooking utensils are included as well as a small safe; 4) 3 outside store rooms with storage cupboards, laundry with washing machine,  toilet, 2 open garages and 2 carports. Sundry farm tools including a battery charger and tyre pump are included; 5) 2 large water tanks connected to the borehole for household and other purposes; 6) The Village: Labourers stay in an enclosed area on a section of the farm which includes 2 houses; 7) The perimiter game fence surrounds the farm but not the village; 8) A large variety of game (exceeding 350 head count) can be seen on walking trails and game/sunset drives including kudu, impala, blue wildebeest, eland, giraffe, waterbuck, zebra, warthog, bush pig, klipspringer, steenbok, grey duiker, bush buck, caracal, jackal, brown hyena, mountain reedbuck,  baboons, bush baby, occasional wild dogs, leopard,  bat-eared fox, cheetah and African wild cats; 9) Birding: Large variety of birds are present around the house and on the farm; 10) Vehicles include a game viewing Land Rover, a tractor, 2 trailers and lawn mower; 11) The dam close to the house has a game/bird viewing hide and can be filled with the borehole water in times of drought; 12) The 4 water holes for game are filled from  boreholes and 2 of the water holes have game viewing hides; 13) The house has Escom Electricity and a Telkom telephone Landline. There is MTN cell phone reception; 14) There are 4 boreholes, one of which delivers 3,000+ litres/h; No malaria. Game: impala 180, kudu 70, giraffe 6, bluewildebeest 12, zebra 20, eland 8, waterbuck 15, gemsbuck 6, many small game, predators & birds. Alle losgoed ingesluit buiten die houtstoele in die lapa. Die plaas is geregistreer in 'n maatskappy wat nie BTW geregistreer is nie en geen opgehoopte verlies het nie.

 

Opdatering: Daar is nou 1 yskas in die huis en twee baie groot ys/vrieskaste in 'n stoorkamer - groot genoeg vir wild karkasse; Die gemsbokke het nie geaard nie en daar is slegs 1 oor; Daar is 1 sleepwa; Die lapa se dak het aandag nodig; Daar is nie meer 'n grassnyer nie; Die trekker is buite werking. Dit is herstelbaar maar ons het geen waarde daaraan geheg nie; Ons huidige skatting van wildgetalle is: rooibokke 160, koedoes 120, blouwildebeeste 40, elande 15, kameelperde 14, waterbokke 20, zebras 15, volstruise  4, vlakvarke 20. Nota deur die agent: Ek dink die wildgetalle is oorskat, veral rooibokke en koedoes.

TYDMORSERS is mense wat plase wil “koop” maar gladnie oor die finansiële vermoë beskik nie.
Tydmorsers se motiewe wissel van
a) Naïef – hulle dink hulle kan die plaas op skuld koop en uitboer;
b) Kansvatters, skelms en diewe – dis mense wat vir hulself ‘n voordeel probeer bewerkstellig,  van
    so min as ‘n gratis besoek aan ‘n wildplaas,
    tot okkupasie totdat hy uitgesmyt word weens wanbetaling,
    tot die skurke wat okkupasie neem en die eiendom stroop van bates en dan verdwyn (“asset stripping”);
c) Psigopatiese Narcissiste wat dit doen om as ‘n belangrike persoon behandel te word en sodoende ‘n ego-streling (“ego boost”) kry;
d) By uitsondering selfs die Groenetjies wat die eienaar van 'n wildplaas probeer benadeel vir hulle eie bizarre redes.

Kommissie
'n Agent word betaal vir sukses. Moenie vir my sê ek ek het min tyd gespandeer aan die transaksie nie - u weet nie wat agter die skerms gebeur nie. As u my per uur wil betaal sê dit vir my van die begin af. Moenie my penaliseer vir my effektiewiteit nie - dit maak my eintlik meer werd.
Die hoeveelheid kommissie is in ooreenstemming met die bedryfsriglyn en word betaal deur verkoper (alhoewel koper dit subsideer).
Ons verdien ons kommissie sodra ons 'n koper vind wat gewillig en instaat is om die eiendom te koop teen verkoper se minimum terme. Ondertekening van 'n koopkontrak is die volgende stap en indien verkoper skielik nie meer wil voortgaan met die verkoop nie word die kommissie onmiddelik opeisbaar en betaalbaar. Andersins is die kommissie is betaalbaar by registrasie van oordrag (in uitsonderlike gevalle kan die kommissie vroeër betaalbaar wees, byvoorbeeld wanneer die koper koop op afbetaling).     to occupation until he is thrown out for non-payment,
    to the villains who take occupation and strip the property of assets and then disappear (“asset stripping”);
c) Psychopathic Narcissists who do this to be treated as an important person and thus get an ego boost;
d) Exceptionally even the Greens who try to harm the owner of a game farm for their own bizarre reasons.

Commission
An agent gets paid for success. Don't tell me I didn't didn't spend much time on this transaction - you don't know what happens behind the scene. If you want to pay me per hour tell it to me from the start. Don't penalise me for effectiveness - it actually makes me worth more.
