The reserve and game lodge is situated at the foothills of the Waterberg mountains near Doorndraai Dam Reserve. Less than 2 hours drive from Johannesburg the reserve boasts excellent tourism potential for both local as well as international travellers. Consisting of grass plains and savannah rolling into a mountainess plateau, the ecological aesthetics are very favorable to both game farming as well as eco-tourism providing for open game-viewing as well as superb views of the Waterberg region.

This Lodge has been designed to guarantee a total breakaway combining quality service and comfort in an enjoyable environnement. The restaurant welcomes international and local guests.

 

The Game Lodge consists of 40% accessible mountainous terrain and the rest flat to a very slight sloping. Nature is well balanced and selected areas on this property were converted into the breeding areas. Flora combines Sweet and Sour veld.

The sale includes the whole property and businesss : main farm, Lodge and 7 breeding camps fully equiped (excluding breeding game which are negotiable)

 

The farm is situated close to Naboomspruit in the Limpopo Province, South Africa. Located at the foot of the well-known Waterberg mountain range. Property is less than 2 hours’ drive from Gauteng and OR Thambo Airport. Trips to Entabeni Big 5 Game Reserve is within a few minutes’ drive from the farm which enables spectacular game viewing of the Big 5, which can be seen up close and personal. A Lion Breeding project is also in the close vicinity.

 

The whole property has been fully renovated during 2014 and 2015 and all the buildings have been re-builded. This Game farm offers the following developments on it:

 

҉     Main House:This House is a 3 bedrooms house. Each bedroom has its own en-suite bathroom.

          The house offers an open plan kitchen, lounge and dining area.

          The Dining area has a cosy fire place as well.

          The House has a nice patio and the entrance to the front door gives this house the full look.

 

҉     Flat: There is a one bedroom flat in close proximity to the main house. This flat is a one bedroom with bathroom, kitchen and lounge area with a veranda.

 

҉     Main Lodge: The entrance to the Lodge is through a Thatch roof and wooden floor walk way over a water feature. The reception and office area is also a small thatched roof building with an office storage area.

 

The main lodge is ±380m² and consists of a beautiful “Bar area”, an open plan Lounge area with a deck to the swimming pool. The restaurant is also well laid out and there is an industrial, yet modern kitchen suitable to cater for larger groups of tourists and guests.

 

Adjoining the main lodge is a newly constructed building to be utilized as a SPA and/or and Curio shop.

 

There is an additional storage building which includes the laundry room, a linen room and the servant toilet. The Lodge area has a neat parking areas.

 

Chalets: Constructed a short walk from the Main Lodge is the camp chalets. These Chalets offers comfortable accommodations for family, friends, or small groups. It consists of 5 double en-suite chalets, sleeping up to 10 people in total. Each chalet has one bedroom (double bed) with its own en-suite bathroom. The camp is situated around a large swimming pool that you will enjoy during the warm days.

This camp area also has small Conference Room where ±20 people could be accommodated.

 

 

҉     Manager House: This thatch roof house has 2 bedrooms, bathroom, open plan kitchen and Lounge area. The views from this house in partly over the Savanah field with stunning views over the Waterberg Mountain’s horizon.

 

҉     Houses: Additional to all the developments are 4 additional thatch roof houses. Two of the houses both consists of 2 bedrooms, 2 bathrooms, kitchen, bar area and a lovely veranda overlooking the plains on this game farm. Both these two houses are utilized as part guest accommodation.

 

҉     The 3rd house (100m²) consists of 1 bedroom with bathroom and is this house is utilized also as a maiden room.

 

The 4th house is a Double Story thatch roof house. There are 3 bedrooms, with two bathrooms, a kitchen, lounge area, 1 walk-in safe as well as a motor garage.

҉     Store Rooms and other additional buildings: There is a large semi open Shed which consists of a tool shed, parking bay and cold room with slaughtering room.

 

There is an additional Storage shed which is divided into several storage areas like the irrigation section, wire section, paint section etc.

 

There is an established shade net vegetable garden.

There are horse stables and 2 training rings for the horses.

There are 5 labour houses fully equiped and each offersit’s own kitchen and bathroom.

 

GAME FARM

 

҉     Roads The farm roads give good access to different sections of the farm. The farm has several kilometres of roads plus plenty of additional easy accessible game trails to explore the farm by foot.

 

Game Fence Fully game fenced accordingly to the requirements of the Dept. Nature Conservation except for the 8ha which is cut off by the gravel road. Game fences are regular patrolled by ground staff. The game fence height is 2.4m and only partly electrified.

 

҉     Game Breeding Camps: There are 7 game breeding camps on the property. The camps are beetween 5 and 80 ha each. Every camp is water supplied and most of them offer a tickoff installation. Camps 3 camps are linked to a Boma which is used to capture or shift animals from one camp to another one. Camps are all completely game fenced.

  • Keuring: Moet dit asseblief nie persoonlik opneem nie, maar ten einde die kaf van die koring te skei (verkopers waardeer dit) is ons verplig om vir almal wat ons kontak die volgende vrae te vra:
    a) Die naam, identiteitsnommer, selfoonnommer en vonkposadres van u, die persoon wat navraag doen.
    b) Die naam van die besluitnemer - die persoon wie se geld die plaas gaan koop.
    c) Watter persentasie van die koopsom moet u leen?
    d) Maak u gebruik van 'n belegger / beleggers?
    e) Koop u alleen of saam met vennote?

    Die redes:
  • Opregte navrae: Ons is heeltemal bereid om moeite vir u te doen as u geld eers later gaan beskikbaar raak of as u nog onseker is of u hoegenaamd 'n wildplaas wil koop - solank u die finansiële vermoë het om te koop, nou of in die toekoms, is dit reg met ons. U mag maar eerlik wees oor u begroting - ons hanteer dit vertroulik en ons kan nie pryse opblaas nie, dis op die internet!
  • Naïewe navrae:
    1) Mense met te min geld maar met ambisie of 'n droom: 'n Wildplaas is nie 'n kommersiële eiendom nie maar 'n "nice to have". Daarom word die pryse van wildplase nie bereken deur sy
    opbrengspotensiaal (landbouwaarde) nie. 'n Wildplaas koop jy kontant of met 'n 40% deposito + 60% verband (daar is uitsonderings) maar die verband word gediens uit 'n ander bron as die wildplaas self. Jy koop die plaas en dan laat jy hom werk - dit betaal sy eie uitgawes + maak 'n wins maar nie genoeg om 'n verband te diens + jou lewenstandaard waaraan jy gewoond is te handhaaf nie. Met ander woorde jy koop nie 'n wildplaas op skuld en boer dit uit nie. Dus vra jy nie finansiële state of besettingsyfers, met die bedoeling om te bereken of jy die plaas kan bekostig, as jy 'n wildplaas koop nie. Die eskalasie (waardevermeerdering) van 'n wildplaas is gemiddeld 12% per jaar.
    2) Mense met te min geld maar ken iemand met geld en probeer dan daardie iemand oorreed om 'n wildplaas te koop (gewoonlik sodat hy, wat die navraag doen, dit kan bestuur): Wees net eerlik asseblief. Moenie vir my sê jy's 'n kontantkoper en dan vind ek later uit dis iemand anders se kontant nie! Wees openlik - dalk kan ek jou help om jou droom te verwesenlik.
    3) Goedkoop oorsese lenings en buitelandse skenkings vir werkskepping en ekonomiese ontwikkeling (wat gewoonlik 'n besigheidsplan verg) is, in die wildbedryf, 'n foefie.
  • Kwaadwillige navrae: Ongelukkig is daar mense wat niks geld het nie en nooit 'n wildplaas kan bekostig nie, en hulle weet dit, wat ons probeer misbruik vir 'n gratis besoek aan 'n wildplaas. As ons u uitvang publiseer ons u naam en identiteitsnommer op die internet vir die hele wêreld om te sien (sien ons afdeling vir eiendomsagente).

Buyer, do you have the financial ability?

  • Selection: Please do not take this personally but in order to distinguish (sellers appreciate this) we're forced to ask everyone who enquire for the following information:
    a) The name, identity number, cell phone number and e-mail address of
    you - the person making the enquiry
    b) The name of the
    decision maker - the person who's money is going to pay for the farm.
    c) What percentage of the purchase price do you have to loan?
    d) Are you making use of an investor / investors?
    e) Are you buying alone or with partners?

    The reasons:
  • Honest enquiries: We're gladly prepared to make an effort for you if your money shall only be available later or if you're still uncertain if you want to buy a game farm at all - as long as you have the financial ability to buy, now or in future, it's okay with us. You may be honest about your budget - we handle it confidentially and we can't inflate prices, it's on the internet!
  • Naïf enquiries:
    1) People without enough money but with ambition or a dream: A game farm is
    not a commercial property but a "nice to have". Therefore the price of a game farm is not calculated by it's income potential (agricultural value). You purchase a game farm cash or with a 40% deposit + 60% loan (there are exceptions) but the repayments come from a source other than the game farm itself. You purchase the farm and then you make it work - it can cover it's own expenses and make a profit but not enough to service bond repayments + maintain your standard of living you're used to. In other words you can't buy a game farm on debt and farm it out. Therefore you don't ask for financial statements or occupation figures, with the intent to calculate if you can afford the farm, when buying a game farm. The escalation (growth in value) of a game farm is 12% per annum average.
    2) People without enough money but who know somebody with money and try to convince that person to purchase a game farm (usually with the intention to manage the farm for the owner): Please be honest. Don't tell me you're a cash buyer and then I find out later that it's somebody else's cash! Be honest and maybe I can help you to realise your dream.
    3) Cheap foreign loans and foreign donations for economic uplifting (that normally requires a business plan) is, in the game farming industry, a gimmick.
  • Malicious enquiries: Unfortunately there are people who can't and never will be able to afford a game farm, and they know it, who try to misuse us for a free visit to a game farm. If we catch you out we name and shame you with your name and identity number on the internet for the whole world to see (see our section for estate agents).

  • Our commission is earned the moment we find a buyer who is willing and able to buy at your (minimum) terms.
  • Signature of a Contract of Purchase and Sale is the next step and if you refuse to proceed with the transaction the commission becomes due and payable immediately. Thus, don't abuse us to test the market.
  • Otherwise the commission is payable at registration of transfer (in exceptional circumstances it can be payable earlier, for example when it is a downpayment scheme).
