Verkopers: Hou asseblief altyd die moontlikheid van 'n vrywillige veiling in gedagte. Ons behaal goeie pryse met veilings. Die kostes kan ongeveer R70 000 beloop waarvan u 50% risiko dra en moet inbetaal voor die veiling. Ons vat nie 'n plaas veiling toe as ons nie tevrede is dat die reserweprys haalbaar is nie (ons doen die waardasie gratis). Natuurlik hou 'n veiling nie op sodra die reserweprys behaal word nie en kan 'n heelwat beter prys gehaal word. Kommissie vir 'n veiling is 6% bo-op die veilingprys (by die val van die hamer).

Sellers: Please always keep in mind the possibility of a voluntary auction. We obtain good prices with auctions. Costs can be in the region of R70 000 and you bear 50% of the risk - you must pay it before the auction. We don't put a farm on auction if we're not satisfied that the reserve price is not obtainable (we do the valuation free of charge). Of cause an auction doesn't end once the reserve price is reached and a much higher price may be obtained. Commission for an auction is 6% on top of the auction price (fall of the hammer).

What photos do we want?

Photos of the aesthetics & the property in general

  • Photos of the house and/or lodge taken from outside. Photos showing the inside of the house and/or lodge also make sense.

  • Photos of the veldt type & quality of grazing. Just a picture of the bush so purchasers can see if it's grass plains or desert or semi-desert or open bushveldt or dense bushveldt of jungle.

  • Photos of scenery like topography, view, rivers, dams, pans, waterholes and other esthetical points. Photos of game is not important.

Photos of the functional items

  • Photos of functional buildings and equipment that's included in the sale - the game fencing, outbuildings, slaughtering place, hides, lookouts, tractor, trailer, scraper, game viewing vehicle etch.

Hoe om fotos te verklein
Kameras neem verskriklike groot fotos en dis onprakties om 'n klomp van sulke GROOT fotos te e-pos ("e-pos bom"!). Asseblief, verklein u fotos voordat u dit vir ons e-pos.

  1. Open die foto met Paint (Start > All Programs > Accessories > Paint).

  2. Kliek "Image" (bo) en dan "Stretch/Skew.

  3. Verander die Stretch se Horizontal en Vertical na 'n kleiner % (afhangend hoe groot die oorspronklike foto is). As die foto uiteindelik kleiner as 'n kwart van jou skerm is dan's dit Ī reg.

  4.  "Save as" die foto as 'n JPEG ("Save as type").

  5. As die foto uiteindelik so Ī 60 - 100 kb is dan's dit ideaal.

How to reduce photos
Cameras take huge photos and it's unpractical to e-mail suge HUGE photos ("e-mail bomb"!). Please, reduce the photos before you e-mail it to us.

  1. Open the photo with Paint (Start > All Programs > Accessories > Paint).

  2. Click "Image" (at the top) and then "Stretch/Skew".

  3. Reduce the Horizontal and Vertical of the Stretch to a smaller % (depending on the size of the original photo).If the final photo is smaller than a quarter of your screen it's Ī right.

  4. "Save as" the photo as a JPEG ("Save as type").

  5. If the final photo is Ī 60 - 100 kb it's ideal.

Moet aan geen eiendomsagent 'n alleenmandaat verleen nie - al wat dit doen is om gesonde kompetisie uit te skakel. 1) Party agente sal u 'n alleenmandaat vra met die belofte dat hulle die eiendom dan "aggressief" sal bemark. Nonsens. 'n Eiendomsagent wat sy sout werd is bemark alle eiendomme aggressief; 2) Groot agentskappe (kom ons noem nie name nie) sal u 'n alleenmandaat vra omdat hulle so groot is en hulle bemarking so deurdringend is en hulle vir u 'n "beter prys" kan beding. Wel, as alle kopers via hulle gekoop het sou ander agentskappe mos nie bestaan het nie? Bel my dan gee ek vir u name en datums waar ek plase - met 'n alleenmandaat aan sulke groot agentskappe - onder hulle gatte uit verkoop het met alleenmandaat en al!   3) As u wel 'n uitsondering wil maak dan moet die alleenmandaat net vir 'n kort tydperk wees - 3 maande maksimum.

Sole mandate - don't do it!
Don't give a sole mandate to any estate agent - all it does is to eliminate healthy competition. 1) Some agents will ask for a sole mandate because then they will market the property "aggressively". Nonsense. An estate agent worth his salt market all properties aggressively; 2) Big agencies (let's not call them by the names) will ask for a sole mandate because they're so big & their marketing is so extensive and they can get a "better price" for you. Well, if all purchasers came through them then no other agency would have existed? Phone me then I give you dates and names where I sold farms - with a sole mandate to these big agencies - right under their noses with sole mandate and all!   3) If you want to make an exception then the sole mandate must be for a short while only - not more than 3 months.

  • Die hoeveelheid kommissie is in ooreenstemming met die bedryfsriglyn en word betaal deur verkoper (alhoewel koper dit subsideer).
  • Ons verdien ons kommissie sodra ons 'n koper vind wat gewillig en instaat is om die eiendom te koop teen verkoper se minimum terme. Ondertekening van 'n koopkontrak is die volgende stap en indien verkoper skielik nie meer wil voortgaan met die verkoop nie word die kommissie onmiddelik opeisbaar en betaalbaar. Andersins is die kommissie is betaalbaar by registrasie van oordrag (in uitsonderlike gevalle kan die kommissie vroeŽr betaalbaar wees, byvoorbeeld wanneer die koper koop op afbetaling).
