Question-and-answers:
How many properties are on the farm? There are 10 properties within the boundaries of the private reserve and there are 9 owners.
How is it run and what are the levies? The levy is R300 pm. It is used for common needs such as maintenance of fences, purchase of new game etc. Game is owned communally, but shares in the game vary from owner to owner depending on historic ownership etc. Matters of common interest are decided at annual or special meetings of owners. Participation in the association is voluntary. Eight of the nine owners allow other owners to drive over their land for game viewing.
Can the runway be revamped and how long is it and can I maybe do a deal with the neighbour to use it? The runway can be revamped, but the permission of the owner east of our property will need to be obtained for that. It will probably be in order, but I cannot confirm that, it needs to negotiated with the owner of that property. I estimate the length of the runway to be about 800 m, but that also needs to be confirmed.
Is there a possibility of having a servant on the property to look after it? Yes, there is a room at the back of the garage that can be used to house a servant. It has a bathroom, but hot water needs to be heating in a wood-fired donkey.
Is there any hunting on the farm, I can understand culling but commercial hunting? Hunting is limited to excess game once a year as decided by a meeting of game owners. Hunters are charged commercial rates and the proceeds are paid into the common game account and are used for common game-related expenses, e.g. maintenance of fences, feeding of animals in winter and purchase of new game to promote healthy genetics.
Are there any land claims? There are no land claims.
Could you send some info to clarify the ownership protection: could we also just register a 99 year repetitive lease too? No, it's full title. You can't convert it to leasehold.
Please advise about internet access on this property: is it accessible and via which service supplier? All internet service providers work cover the area in a normal fashion. You may needs a signal improver though. Go to System Design Experts.
Rates and taxes? R300 p.m. levy; R500 p.m. land tax.
Water quality: The borehole water is like rain water. The river is polluted, like every river and dam in Gauteng.
Electricity? R2 500 p.m.
Cell phone signal? All service providers, but you need a signal booster (there is no signal booster now).
Nearest shops? Wadrif 25 km. Hammanskraal 25 km. Pretoria 50 km.
Seller? Company shares can be purchased. The company is not VAT registered.
Pet friendly? Yes.
Can the fenced area be enlarged? Yes.

Koper, het u die finansiële vermoë?

As jy bietjie moet raap-en-skraap, of jou geld kom later los, of so iets - ek help graag, maar ek MOET jou vermoë om die eiendom te bekostig ondersoek. Gee dit asseblief sommer vir my reg van die begin af, die 1e keer wat jy my kontak. Die rede:

TYDMORSERS is mense wat plase wil “koop” maar gladnie oor die finansiële vermoë beskik nie.
Tydmorsers se motiewe wissel van
a) Naïef – hulle dink hulle kan die plaas op skuld koop en uitboer;
b) Kansvatters, skelms en diewe – dis mense wat vir hulself ‘n voordeel probeer bewerkstellig,  van
    so min as ‘n gratis besoek aan ‘n wildplaas,
    tot okkupasie totdat hy uitgesmyt word weens wanbetaling,
    tot die skurke wat okkupasie neem en die eiendom stroop van bates en dan verdwyn (“asset stripping”);
c) Psigopatiese Narcissiste wat dit doen om as ‘n belangrike persoon behandel te word en sodoende ‘n ego-streling (“ego boost”) kry;
d) By uitsondering selfs die Groenetjies wat die eienaar van 'n wildplaas probeer benadeel vir hulle eie bizarre redes.

Kommissie
'n Agent word betaal vir sukses. Moenie vir my sê ek ek het min tyd gespandeer aan die transaksie nie - u weet nie wat agter die skerms gebeur nie. As u my per uur wil betaal sê dit vir my van die begin af. Moenie my penaliseer vir my effektiewiteit nie - dit maak my eintlik meer werd.
Die hoeveelheid kommissie is in ooreenstemming met die bedryfsriglyn en word betaal deur verkoper (alhoewel koper dit subsideer).
Ons verdien ons kommissie sodra ons 'n koper vind wat gewillig en instaat is om die eiendom te koop teen verkoper se minimum terme. Ondertekening van 'n koopkontrak is die volgende stap en indien verkoper skielik nie meer wil voortgaan met die verkoop nie word die kommissie onmiddelik opeisbaar en betaalbaar. Andersins is die kommissie is betaalbaar by registrasie van oordrag (in uitsonderlike gevalle kan die kommissie vroeër betaalbaar wees, byvoorbeeld wanneer die koper koop op afbetaling). Commission
An agent gets paid for success. Don't tell me I didn't didn't spend much time on this transaction - you don't know what happens behind the scene. If you want to pay me per hour tell it to me from the start. Don't penalise me for effectiveness - it actually makes me worth more.
The amount of commission is in accordance with the industry guidelines and is payable by seller (although purchaser subsidises it).
